1920s Seattle Style Mixed Use

Description:

Commercial/ Residential 3500 sf, (3+) stories, Complete renovation.

Vision:

Restore a historic example of Seattle’s mixed-use/live-work architecture. The building stands as one of few surviving original structures in the First Hill area.

Planning:

The house was originally constructed in 1899. The original owners built the street level storefront addition in the 1920’s. Years of neglect and misguided remodeling left the building stripped of its original character. Planning included integrating visually and separating functionally the apartment and office spaces.

Design:

The entire building complex was rebuilt and restored within the original footprint. Renovation included all new sitework, porches, roof deck and building systems. Special attention was devoted to period appropriate millwork, fixtures, hardware, doors and windows. Construction work spanned nearly three years.
